Flat roofs are a different animal than standard pitched roofs. They take a beating - standing water, UV exposure, temperature swings - and when they start to fail, they fail quietly. No missing shingles to tip you off. Just slow, steady water intrusion that works its way into your home before you even know there's a problem.

Here's what the process looks like when it's done properly. We start by pulling the old worn-out surface and mechanically fastening a new base layer down tight. Those fastener plates you see during the mid-install phase aren't just holding material in place - they're anchoring the whole system so it can't lift, shift, or bubble over time. That step is easy to skip if a crew is cutting corners. We don't.

On top of the base layer, we roll out modified bitumen membrane. It's a tough, flexible material that handles the freeze-thaw cycle Northern VA winters throw at it without cracking. The finished surface comes out light gray and clean - a solid cap that sheds water the way a flat roof needs to.

The wall flashing is just as important as the field membrane. Where the roof meets the brick, we run new metal flashing tight against the wall to close off that transition point. That's one of the most common leak spots on any flat roof, and it's exactly where we pay close attention. Getting the edges and terminations right is what separates a roof that holds up from one that's back in trouble in a year or two.
