










Most homeowners don't see the damage until it's already out of hand. A small leak doesn't stay small. It moves - through your membrane, into your decking, down your framing, and straight into your walls. By the time you notice a stain on the ceiling or a soft spot on your trim, the rot has usually been spreading for a while.
That's exactly what we keep running into during inspections. Decking that's completely saturated and crumbling apart at the edges. Window trim and sill framing that looks solid from the outside but falls apart the moment you touch it. Fascia boards rotted through where water has been sitting behind shingles that stopped doing their job a long time ago. Flat roof membranes cracked wide open, letting water run straight down the wall. These aren't edge cases - this is what deferred maintenance actually looks like up close.
It doesn't matter if you have shingles, torch-down, EPDM, or metal. Water doesn't care what your roof is made of. It just needs one opening - a failed seam, a cracked membrane, a gap where flashing has pulled away from brick or siding - and it will find its way in. We've seen sheathing stained dark brown from months of slow saturation. We've pulled siding panels off to find the insulation board behind them completely exposed, with rot eating through the structural layer underneath.
This is why we push so hard for early inspections. What costs a few hundred dollars to fix today can turn into a full roof replacement, new decking, siding repair, and framing work if you let it go. The porch ceiling staining down the beadboard, the fascia cracking apart along the roofline, the soffit panels splitting open - every one of those signs has a source somewhere above it. Finding it early is the whole game.
